How Property Tax Is Calculated
Property tax is calculated by multiplying your home's assessed value by the local tax rate (also called millage rate). The formula is: Assessed Value × Tax Rate = Annual Property Tax.
Tax rates vary significantly by county — from as low as 0.3% in some Hawaiian counties to over 3% in parts of New Jersey and Illinois. If your assessed value is higher than what your home would actually sell for, you're overpaying.
Am I Overpaying?
If your estimated tax is significantly above the county median, or if similar homes in your neighborhood sold for less than your assessed value, you may be over-assessed. A property tax appeal can reduce your assessment and save you hundreds or thousands per year.
